Before moving forward with such a monumental decision we consult with our clients to ensure clarity of purpose and feasibility of success. The following process is how we ensure a smooth process and a successful conclusion.

Consulting to a Decision - The goal of this stage is for you, the buyer(s), and our team to reach agreement and set clear expectations of our relationship. We take the time to ask important questions to give us clarity on your goals and you comfort in knowing we’re the right team for the job of finding you a great home. The process looks like this:

1. Have a Strategy Session
a. Identify your motivation
b. Perform the Needs Analysis

2. Explain Our Process
a. What we do, how we do it, and the value to you as a buyer
b. What we charge and how we get paid, including Cooperative
Compensation (if applicable)

3. Explain the Home-Buying Process
a. Educate you on the market
b. Set realistic expectations

4. Pre-qualify You

5. Confirm NOW is the Right Time to Buy

6. Review and Sign an Exclusive Buyer Agency Agreement

7. Arrange Financing Through Lender Introductions
a. Find mortgage lender and secure terms
b. Get Pre-Approval with Estimated Payment and Net Sheet

Time to Search for Properties! - The goal of this stage is to uncover as many properties as possible that match our buyer’s criteria. The process is as follows:

8. Search for On-Market MLS houses
a. On-Market MLS auto search
b. On-Market MLS houses that we find
c. On-Market MLS open houses

9. Search for On-Market houses not on MLS
a. Make direct agent calls
b. Search for private, on-market listings on social groups and private networks
c. Search for FSBOs
d. Search for new construction not on MLS

9. Prospect for Off-Market houses homeowners would be willing to sell
a. TCPA-compliant calls
b. Door-knock
c. Direct mail
d. Social media ads and posts
e. Any “would sells” in database

Finding the RIGHT House - The goal of this stage is to help narrow down all available options to the right home for you, the buyer.

10. Confirm that listed properties are still available

11. Visit Properties ASAP

12. Run CMA(s) to determine offer pricing strategy

13. Review all available disclosures/documents and verify information

14. Prepare an offer

Negotating the Contract - The goal of this stage is to negotiate the best price and terms possible, execute it in writing, and advance through due diligence. (Things are getting exciting!)

15. Gather Relevant Data
a. We contact listing agent for details, status, and build rapport (outside of price, what is the most important thing to your seller?)
b. Refresh CMA
c. Review any additional disclosures and documents that have now become available

16. Write Offer
a. Price
b. Terms (closing date, due diligence fee amount and earnest money deposit amount)
c. Personal property included or requested
d. Conditions/repairs
e. Buyer agent commission, if applicable

17. Deliver the Offer

18. Negotiate the Offer

19. Navigate Due Diligence
a. Open escrow and title
b. Notify lender
c. Conduct property inspection
d. Negotiate repairs
e. Meet milestones on contingency calendar
f. Work with listing agent to resolve any disputes between clients

Closing the Sale! (We’re almost there!) - The goal of this stage is to finalize and fund the sale so you can become the proud owners of your new home.

20. Coordinate appraisal and clear mortgage conditions

21. Coordinate with Title/Attorney and all parties to confirm the closing date

22. Provide utilities information

23. Review Closing Package, including Closing Statement

24. Conduct final walk-through to verify condition and repairs

25. Close, verify funding, and conduct key exchange
